1. Introduction

AZ STR Pro ("AZ STR Pro," "we," "us," or "our") provides a mobile application that helps users search real estate listings, save favorite properties, and run real estate investment calculations (the "App" or "Service"). This Privacy Policy explains what information we collect, how we use it, and the choices you have.

By creating an account or using the App, you agree to the collection and use of information as described in this policy. If you do not agree, please do not use the App.

2. Information We Collect

2.1 Information you provide directly

Account information: name, email address, and password (if you sign up with Email/Password), or basic profile information provided by Google or Apple if you use Sign-In With Google or Sign-In With Apple.
Profile details: any additional information you choose to add to your profile.
Saved properties and wishlist data: listings you mark as favorites.
Calculator inputs and records: figures you enter into the Mortgage Calculator, Quick Calculators, STR Investment Calculator, and any calculations you choose to save to the Master Cash Flow Tracker.
Referral data: your referral code and information about invitations you send.
Support communications: anything you send us directly, such as support requests or feedback.

2.2 Information collected automatically

Usage data: how you interact with the App, such as searches performed, filters used, and features accessed.
Device information: device type, operating system, and app version, used for compatibility and troubleshooting.
Log and diagnostic data: crash reports and performance data, used to keep the App stable and secure.

2.3 Information from third parties

IDX/MLS property data: publicly listed real estate data provided through our IDX integration. This is not personal information about you, but about the properties displayed in the App.
Authentication providers: if you sign up using Google or Apple, we receive basic profile information (such as name and email) as authorized by you through those services.
Payment/subscription providers: if you subscribe to AZ Pro, your purchase is processed by the Apple App Store or Google Play. We do not receive or store your full payment card details — we receive confirmation of purchase, subscription status, and related transaction identifiers from the platform.

3. How We Use Your Information

We use collected information to:

Create and maintain your account
Provide the property search feed, wishlist sync, and calculator features
Save and sync your calculator records across your devices
Process subscription purchases and manage your subscription status
Operate the referral program and track successful invites
Respond to support requests and communicate important account or service updates
Monitor, maintain, and improve the App's performance and security
Detect, investigate, and prevent fraudulent or unauthorized activity

We do not sell your personal information to third parties.

4. How We Share Information

We share information only in the following circumstances:

Service providers: with vendors who help us operate the App, such as cloud hosting providers, the IDX/MLS data provider, and analytics or crash-reporting tools, under agreements that limit their use of your data to providing services to us.
Authentication and payment platforms: Google, Apple, and app store platforms, as necessary to support sign-in and subscription functionality.
Legal requirements: if required to comply with a law, regulation, legal process, or valid governmental request, or to protect the rights, property, or safety of AZ Pro Investor, our users, or others.
Business transfers:if we're involved in a merger, acquisition, or sale of assets, your information may be transferred as part of that transaction, subject to this policy or a comparable one.

5. Data Retention

We retain your account information and saved data for as long as your account is active, or as needed to provide the Service. If you delete your account, we will delete or anonymize your personal information within 30 days, except where we are required to retain certain records for legal, tax, security, or fraud-prevention purposes.

6. Data Security

We use commercially reasonable safeguards, including secure cloud infrastructure, encryption in transit, and access controls, to protect your information. No method of storage or transmission is completely secure, and we cannot guarantee absolute security.

7. Your Rights and Choices

Depending on your location, you may have the right to:

Access the personal information we hold about you
Correct inaccurate information
Request deletion of your account and associated data
Object to or restrict certain processing of your information
Request a copy of your data in a portable format

8. Children's Privacy

The App is not directed to, and not intended for use by, anyone under the age of 18. We do not knowingly collect personal information from children. If you believe a child has provided us with personal information, contact us at support@azstrpro.com and we will take steps to delete it.

The App may display or link to third-party content, such as property listing details or documents. We are not responsible for the privacy practices of third parties, and we encourage you to review their privacy policies separately.
