Terms of Use

These Terms of Use ("Terms") govern your access to and use of the AZ STR Pro mobile application (the "App" or "Service"), operated by AZ STR Pro ("we," "us," or "our"). By creating an account or using the App, you agree to be bound by these Terms and our Privacy Policy. If you do not agree, do not use the App.

You must be at least 18 years old and legally able to enter into a binding contract to use the App. By using the App, you represent that you meet these requirements.

AZ Pro Investor provides:

• A property search feed powered by a live IDX/MLS data integration
• Tools to save properties to a personal wishlist
• A suite of real estate investment calculators (Mortgage, Cash Flow, ROI, Cash-on-Cash, Short-Term Rental, and Master Cash Flow Tracker)
• Account and profile management
• Optional premium ("AZ STR Pro") features, including a PDF document viewer, premium subscription plans, and a referral program

We may add, modify, or remove features at any time, with or without notice.

• You must provide accurate information when creating your account and keep it up to date.
• You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account.
• Notify us immediately at support@azstrpro.com if you suspect unauthorized use of your account.
• You may delete your account at any time through account settings, as described in our Privacy Policy.

• Certain features ("AZ STR Pro") are available through paid subscription plans, described in the App's subscription hub.
• Subscriptions are billed through the Apple App Store or Google Play, depending on your device, and are subject to their respective payment terms.
• Subscriptions automatically renew at the end of each billing period unless canceled at least 24 hours before renewal.
• You can manage or cancel your subscription at any time through your Apple ID or Google Play account settings.
• Refunds are governed by Apple's or Google's refund policies, as purchases are processed through their platforms, not directly by us.
• We reserve the right to change subscription pricing or plans, with notice provided before changes take effect for existing subscribers where required by law or platform policy.

This is important — please read carefully.

Property data: Listings are provided through a third-party IDX/MLS integration. While we work with the feed to keep information current, we do not guarantee the accuracy, completeness, or timeliness of any listing, price, or property detail. Always verify listing information independently, such as with a licensed real estate professional, before making decisions based on it.

Calculators are estimates only: The Mortgage Calculator, Quick Calculators, STR Investment Calculator, and Master Cash Flow Tracker are tools that generate estimates based on the figures you enter. They do not account for every variable that can affect a real transaction (such as changing interest rates, local tax rules, closing costs, vacancy risk, or market conditions), and results should not be treated as guaranteed or precise financial outcomes.

Not financial, legal, tax, or investment advice: AZ STR Pro is a research and analysis tool. Nothing in the App constitutes financial, legal, tax, or investment advice, or a recommendation to buy, sell, or invest in any property. Real estate investment carries risk, including the risk of financial loss. Always consult a licensed real estate agent, attorney, financial advisor, or tax professional before making an investment decision.

No fiduciary relationship: Use of the App does not create any advisory, fiduciary, or professional relationship between you and AZ STR Pro.

You agree not to:

• Use the App for any unlawful purpose or in violation of these Terms
• Attempt to access another user's account without authorization
• Scrape, copy, or redistribute property listing data or App content outside the App's intended functionality
• Reverse-engineer, decompile, or attempt to extract the source code of the App, except where permitted by law
• Interfere with or disrupt the App's servers, security, or infrastructure
• Use the referral program in a fraudulent or abusive manner (e.g., creating fake accounts to generate rewards)

We reserve the right to suspend or terminate accounts that violate these Terms.

• Referral rewards, eligibility, and redemption rules are described within the App and may be updated from time to time.
• We reserve the right to withhold or reverse referral rewards obtained through fraud, abuse, or violation of these Terms.

The App, including its design, features, text, graphics, and underlying software, is owned by AZ STR Pro or its licensors and is protected by copyright, trademark, and other intellectual property laws. Property listing data displayed through the IDX/MLS integration remains the property of the applicable MLS and its participants. You may not use, copy, or distribute any part of the App except as necessary for your personal, non-commercial use of the Service.

The App integrates with third-party services, including Google Sign-In, Apple Sign-In, IDX/MLS data providers, and app store payment platforms. Your use of those services is subject to their own terms and privacy policies, which we encourage you to review.

The App is provided "as is" and "as available," without warranties of any kind, whether express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, non-infringement, or that the App will be uninterrupted, error-free, or secure. We do not warrant the accuracy or reliability of any property data or calculator output.

To the fullest extent permitted by law, AZ STR Pro and its officers, employees, and partners will not be liable for any indirect, incidental, special, consequential, or punitive damages, including loss of profits, data, or investment losses, arising from your use of, or inability to use, the App — including reliance on any property data or calculator output — even if we have been advised of the possibility of such damages. Our total liability for any claim arising from these Terms or the App will not exceed the amount you paid us, if any, in the 12 months preceding the claim.

You agree to indemnify and hold harmless AZ STR Pro from any claims, damages, losses, or expenses (including reasonable attorney's fees) arising from your use of the App, your violation of these Terms, or your violation of any rights of a third party.

We may suspend or terminate your access to the App at any time, with or without cause or notice, including for violation of these Terms. You may stop using the App and delete your account at any time. Sections of these Terms that by their nature should survive termination (including Sections 6, 9, 11, 12, and 13) will continue to apply.

We may update these Terms from time to time. If we make material changes, we will notify you through the App or by other reasonable means before the changes take effect. Continued use of the App after changes take effect constitutes acceptance of the updated Terms.
